In writing, and cancellable

Every agreement is in writing, with the repayment terms, the total cost and the payment schedule laid out before you sign. You can cancel within three business days of signing, without penalty. The plan is structured to comply with Washington's Retail Installment Sales Act, RCW chapter 63.14. A late fee may be assessed only if a payment is missed, as the law allows.

What a new roof costs in Yakima, and what moves the number

For a standard asphalt shingle roof in Yakima with good access and a moderate 6:12 slope, plan on:

$4 to $6 per square foot

or $400 to $600 per 100 square feet

Steeper slopes, complicated designs and special materials cost more. Roof size is not your home's footprint: pitch and overhangs add square footage, which is why we measure the roof itself before we write the proposal.

Six factors, top layer first

  1. 01

    Roof pitch and slope

    Steep roofs are slow roofs. Crews need toe boards, harnesses and ropes, and the work moves at a crawl compared with a low pitch.

    A crew covers around 1,000 square feet a day on a low pitch. Above 7:12 that drops to about 600, which adds labor days. On a 2,700 square foot roof, a steep pitch can add $1,500 to $2,500 in labor alone.

  2. 02

    Skip sheeting

    Spaced boards under the old roof, common beneath shake, need a solid deck before composition shingles go on. That means OSB at around $18 a sheet, about $1,500 in material for a 27-square roof.

    Installing it runs $2,500 to $3,000 depending on pitch and access.

  3. 03

    Access on the ground

    Narrow paths, a cluttered yard, a vehicle that cannot move, or a dump trailer that has to sit far from the house all add labor time.

    Animal waste in the work area is a safety problem where tarps go down and crews move between ladders and the ground.

  4. 04

    Roof complexity

    Big open roofs with few valleys or hips go down at up to 1,500 square feet a day. Dormers, hips and valleys pull that to 400 to 600, because the cuts and detail work take time.

  5. 05

    Material

    Asphalt shingle is the most affordable and the most common, at the $4 to $6 per square foot range above. Metal costs more up front and takes skilled labor. Tile is one of the most expensive because of its weight and the work to install it. Flat roofs need specialized skills and materials, so they cost more than a standard pitched roof.

  6. 06

    Layers underneath

    Every extra layer adds tear-off time and dump fees. We recommend removing existing layers, especially on sloped roofs, so we can inspect and repair what is under them. The reasons are laid out in our questions and answers.

Plan terms

The fine print, plainly

These apply to the annual and subscription plans. If a term does not make sense for your roof, ask before you order.

  1. Payments

    Payments are invoiced as the plan you pick describes. If a payment is more than 15 days late, a late charge is added to the invoice. Service is cancelled if payment is not made after 30 days.

  2. Subscriptions

    Yakima Roofing & Remodeling, LLC subscriptions run on a 12 month period and may be billed once a year or monthly. Each plan states its payment arrangement, and ordering a plan means you agree to these terms.

  3. Service area

    Properties beyond a 16 mile radius from Yakima may carry an added fuel charge.

  4. Evaluations

    Roofs with a pitch over 5:12, roofs higher than one storey, shake or tile roofs, and roofs in poor condition to begin with are evaluated first, and a monthly price is estimated outside the plans listed here. Roofs with structural problems or a failing roof system may be turned down for these services.
