Tear-off, Naches Fruit Stand

Four layers of old roof came off. One system went back on.

Underneath the Naches Fruit Stand were four roofs stacked on top of each other. We stripped every one to the structure, re-sheeted in 7/16 OSB and welded a 60 mil TPO membrane. That is the difference between covering a problem and fixing it.

Most premature roof failures are installation failures, not material ones. This is the section we build on every re-roof, and what we do at each layer that a fast crew skips.

  1. Ventilation

    Soffit intake and ridge exhaust that work as one system.

    Mixed systems fight each other. When we add a vented ridge to a gable-vented attic, we block the old gables and add soffit intake so the new system can actually breathe.

  2. Flashing

    New pipe, wall and valley flashings. Never the old ones reused.

    Step flash on every course, back pans nailed high, valleys kept clear of nails. Reused pipe boots are one of the oldest low-ball tricks in the trade.

  3. Covering

    Shingle, metal, tile or shake, fastened with 1 3/4 inch coil nails.

    Longer nails travel straight down the gun and enter the wood straight. Our installers are paid hourly, with no piece rates, so they have time to check every nail against the manufacturer's spec.

  4. Underlayment

    Synthetic underlayment laid over the ice guard, too.

    It is not a code requirement. It means the next roofer can tear off without peeling the ice guard and the deck boards with it, so your next re-roof costs less.

  5. Ice guard

    Adhered to bare wood, with pipes sealed to it.

    Ice guard only works stuck to the substrate, which is why we tear off rather than roof over. We also seal pipe penetrations to it, beyond the manufacturer's spec and local code, at no extra cost.

  6. Deck

    Stripped to the boards and repaired before anything goes back on.

    Loose boards re-nailed, rotten substrate replaced, skip sheeting covered with OSB when a shake roof becomes composition. We remove only what we can cover and clean in a day.

Born and raised in Selah, Justin earned his journeyman status and spent over ten years as a foreman before moving into sales and estimating. A background in building design means he looks at drainage, structure and ventilation, not just shingles.

Local building codes allow two roof layers, but we always recommend removing the existing layers, especially on sloped roofs. A tear-off lets us inspect and repair the substrate, and ice guard only works when it is adhered to the wood deck. Installed over old shingles it cannot do its job.

No. We remove only what we can cover and clean in a day, so your home is never left exposed overnight.

Yes, the re-roofing process is noisy. We will tell you the schedule up front so you can plan around it.

Re-roofs inside city limits need a permit from that city. Projects in the county usually do not. When a permit is required we obtain it for you.

A licensed contractor can pull permits and carries workers' compensation. If you hire unlicensed workers you become the sole contractor and are responsible for their injuries. A surety bond guarantees the contractor will complete the project to industry standards. Our L&I licence is YAKIMRR785KB.

Yes. We use a standing seam panel with a manufactured seal that creates a watertight seam when crimped.
